According to Turkish laws in 2024, only citizens of certain foreign countries are allowed to purchase real estate in Turkey — and Iran is among the countries whose nationals are permitted to buy property in Turkey.
Under these regulations:
- The minimum property purchase price required to obtain Turkish citizenship and passport is USD 400,000, as stated in the law enacted on April 12, 2022.
- To retain Turkish citizenship, the purchased property must not be sold or transferred for a period of three years.
- Foreign nationals are allowed to purchase up to 30 hectares of land within the territory of the Republic of Turkey.
- Foreign nationals cannot own or lease property located in military or security zones.
- Foreign buyers may acquire properties covering up to 10% of the total land area of any district or city.
- Foreign individuals or legal entities registered outside Turkey may apply for installment-based purchases through recognized property owners or reputable financial institutions (banks). This is one of the useful real estate purchase regulations in Turkey.
- Foreigners who purchase land for construction purposes must complete their building project within two years.
- Iranian citizens are allowed to buy any type of property, including land, residential, or commercial real estate.
